For many seniors, their home is their largest asset and the heart of countless cherished memories. The thought of selling it, or finding a new one that better suits your current needs, can feel overwhelming.
Where do you even begin?
How do you ensure you get the best possible outcome while navigating the emotional complexities of such a significant change?
"Real estate for seniors isn’t just about transactions; it’s about transitions. It’s about honoring the past while confidently stepping into the future, with a trusted guide by your side."
Selling or buying a home as a senior presents unique challenges and opportunities that differ significantly from other real estate transactions. Consider these common factors:
Decades of memories can make the decision to sell emotionally complex, requiring a patient and empathetic approach.
Finding a new home often involves prioritizing features like single-level living, wider doorways, and walk-in showers.
Maximizing proceeds from a sale is often crucial for funding retirement or future care needs. Understanding reverse mortgages or Prop 19 benefits is key.
Adult children are often involved in the decision-making process, requiring clear communication and coordination.
"Selling the home we lived in for 40 years was emotional, but Talesa understood. She wasn’t just a realtor; she was a compassionate guide who helped us navigate every step, from preparing our home for sale to finding the perfect, smaller place that fits our new lifestyle. We couldn’t have done it without her."

A Seniors Real Estate Specialist (SRES®) is a REALTOR® who has received specialized training in addressing the unique real estate needs of clients aged 50 and older. This designation, awarded by the National Association of REALTORS®, equips agents with knowledge and expertise in areas such as:
✔️ Understanding the key differences in housing options for seniors, from active adult communities to assisted living.

✔️ Recognizing how Medicare, Medicaid, and Social Security can affect real estate decisions.

✔️ Providing a patient, no-pressure approach, ensuring clients have the time and information to make confident decisions.
✔️ Understanding the emotional and practical challenges seniors face when selling a long-held family home.
Working with an SRES® like myself ensures you have an advocate who not only understands the real estate market but also appreciates the unique life stage you are in and can provide tailored, compassionate guidance.
Selling a home as a senior often involves unique considerations beyond a typical real estate transaction:
✔️ Emotional attachment: Seniors may have lived in their homes for decades, making the decision to sell deeply emotional. A patient, empathetic approach is crucial.
✔️ Physical limitations: Preparing a home for sale (decluttering, staging, repairs) can be physically challenging. Seniors may need more hands-on assistance or connections to reliable service providers.
✔️ Financial planning: The proceeds from the sale often play a critical role in funding retirement, healthcare, or a move to a senior living community. Strategic pricing and negotiation are paramount.
✔️ Accessibility concerns: Showings may need to be scheduled around health needs or mobility limitations.
✔️ Downsizing coordination: The sale is often linked to downsizing, requiring coordination with moving managers, estate sale professionals, and donation centers.
✔️ Legal and tax implications: Understanding issues like capital gains, Proposition 19 property tax rules, and how the sale affects estate plans is vital.
✔️ Family involvement: Adult children are often involved, requiring clear communication and a collaborative approach.
As an SRES® and Senior Transition Specialist, I am equipped to handle these complexities with sensitivity and expertise, ensuring a smoother, less stressful selling experience.
When buying a home with current or future senior living needs in mind, consider these features:
✔️ Single-level living: Minimizes or eliminates stairs, reducing fall risks.
✔️ Accessible entry: No-step entryways or ramps.
✔️ Wider doorways and hallways: Accommodates walkers or wheelchairs (ideally 32-36 inches wide).
✔️ Accessible bathrooms: Walk-in showers with grab bars, comfort-height toilets, and non-slip flooring.
✔️ User-friendly kitchen: Lowered countertops, accessible cabinets (pull-out shelves), and easy-to-reach appliances.
✔️ Good lighting: Bright, even lighting throughout the home to improve visibility.
Low-maintenance features: Smaller yard, durable flooring, and easy-to-clean surfaces.
✔️ Proximity to amenities: Easy access to healthcare, shopping, transportation, and social activities.
✔️ Safe neighborhood: Well-lit streets, low crime rates, and a sense of community.
✔️ Smart home technology: Features like voice-activated controls, security systems, and emergency alert systems can enhance safety and convenience.
I can help you identify properties that meet these criteria or can be easily modified, ensuring your new home supports your comfort, safety, and independence for years to come.
Proposition 19, effective February 16, 2021, significantly changed California property tax rules, offering both benefits and new considerations for senior homeowners:
Key Benefits for Seniors (55+), Severely Disabled, or Disaster Victims:
Tax basis portability expanded: You can now transfer the taxable value (property tax basis) of your original primary residence to a replacement primary residence anywhere in California. Previously, this was limited to your own county or specific participating counties.
Multiple moves allowed:
You can make up to three such transfers in your lifetime (previously one).
Value considerations:
✔️ If the replacement home is of equal or lesser value, your original tax basis transfers directly.
✔️ If the replacement home is of greater value, the new taxable value is calculated by adding the difference in market values to your original tax basis.
Impact on Inherited Properties (Parent-to-Child Exclusion):
✔️ The rules for passing on your property tax basis to your children have become more restrictive. ✔️ Children can only inherit your property tax assessment if they use the home as their primary residence AND the property’s market value at transfer is not more than $1 million over the assessed value.
✔️ The exclusion for non-primary residences (like vacation homes or rental properties) has been eliminated.
Understanding how Prop 19 applies to your specific situation is crucial for financial planning. I can provide information and connect you with tax professionals to help you navigate these rules and maximize potential tax savings.
A reverse mortgage, specifically a Home Equity Conversion Mortgage (HECM), is a loan available to homeowners aged 62 and older that allows you to convert part of your home equity into cash.
Unlike a traditional mortgage, you don’t make monthly payments. Instead, the loan balance (including accrued interest and fees) becomes due when you sell the home, permanently move out, or pass away.
Potential Benefits:
✔️ Provides supplemental income or funds for large expenses (healthcare, home modifications).
✔️ Allows you to stay in your home while accessing its equity.
✔️ Loan proceeds are generally not taxable.
✔️ You retain ownership of your home.
Potential Drawbacks:
✔️ Loan balance grows over time, reducing equity for you or your heirs.
✔️ Upfront costs (origination fees, mortgage insurance) can be significant.
✔️ You must continue to pay property taxes, homeowners insurance, and maintain the home.
✔️ Complex product requiring mandatory counseling from a HUD-approved agency.
A reverse mortgage can be a useful tool for some seniors but isn’t right for everyone. It’s essential to understand all terms and implications. I can provide general information and connect you with reputable reverse mortgage specialists and financial advisors to help you determine if it aligns with your financial goals and overall transition plan.
If you need to sell your home quickly due to a health crisis, a move to a senior living community, or other urgent reasons, I can implement several strategies:
✔️ Strategic pricing: Pricing your home competitively from the start is crucial for a quick sale. I provide a thorough market analysis to determine the optimal price point.
✔️ Targeted marketing: I utilize online platforms, my network of buyers and agents, and potentially direct outreach to investors or cash buyers who can close quickly.
✔️ Pre-sale preparation: I advise on essential repairs or staging that can make your home more attractive for a fast sale, focusing on high-impact, low-cost improvements.
✔️ Flexible showing schedule: We work to make the home as accessible as possible for showings.
✔️ Considering iBuyers or cash offers: While these may not always yield the highest price, they can offer speed and certainty. I can help you evaluate such offers.
✔️ Clear communication with potential buyers: Highlighting your need for a quick close can attract buyers who are prepared to move swiftly.
✔️ Efficient transaction management: Once an offer is accepted, I proactively manage all timelines and contingencies to ensure a smooth and timely closing.
My goal is to balance the need for speed with achieving the best possible financial outcome for you. We will discuss all options and develop a strategy tailored to your specific timeline and circumstances.
Many homes, especially those lived in for many years, may benefit from some repairs or updates before going on the market.
My approach is to focus on improvements that offer the best return on investment and appeal to today’s buyers:
✔️ Initial assessment: I’ll walk through your home with you and identify areas that might benefit from attention.
✔️ Prioritization: We’ll prioritize repairs and updates based on impact and budget. Often, minor cosmetic improvements (fresh paint, new hardware, decluttering) can make a big difference.
✔️ Vendor network: I have a network of trusted local contractors, handymen, painters, and stagers who can provide quality work at reasonable prices. I can coordinate these services for you.
✔️ “As-is” option: In some cases, selling the home “as-is” may be the best strategy, especially if you prefer not to manage repairs. We can discuss the pros and cons of this approach.
✔️ Staging: Professional staging can help buyers visualize the home’s potential and often leads to a faster sale at a higher price. I can advise on staging options, from simple decluttering to full professional staging.
My goal is to help you present your home in its best light without over-investing in unnecessary or costly renovations. We’ll develop a plan that aligns with your budget, timeline, and desired sale outcome.
Adherence to the Fair Housing Act is a cornerstone of my real estate practice. The Fair Housing Act prohibits discrimination in housing based on race, color, national origin, religion, sex (including gender identity and sexual orientation), familial status, and disability.
Here’s how I ensure compliance:
✔️ Equal professional service: I provide the same level of service to all clients and customers without regard to any protected characteristic.
✔️ Non-discriminatory marketing: All advertising and marketing materials for properties focus on the features of the home and community, not on the type of buyer or tenant desired. I avoid language or imagery that could be perceived as discriminatory.
✔️ Objective criteria: When assisting with buying or selling, decisions are based on objective, legitimate business criteria, such as financial qualifications or property features.
✔️ Accessibility awareness: I am knowledgeable about accessibility features and can discuss them factually. I also understand reasonable accommodations and modifications for people with disabilities.
✔️ Avoiding steering: I show properties based on a client’s stated needs and preferences, not based on assumptions about where they “should” live.
✔️ Education and training: I stay current on fair housing laws and best practices through ongoing education and training.
✔️ Client education: I advise my clients (sellers and buyers) on their responsibilities under the Fair Housing Act.
My commitment is to ensure that all individuals have equal opportunity in housing, and that all my real estate services are conducted in a fair, ethical, and non-discriminatory manner. This is not just a legal requirement but a fundamental part of my professional values as a Senior Transition Specialist.
Whether selling, buying, or exploring your options, I provide expert real estate guidance tailored to your unique needs as a senior.
